Drainage is structural design, not an afterthought

The most common cause of premature concrete failure in Seattle isn’t the concrete — it’s the water moving around and under it. A driveway sloped wrong toward the garage, a patio with no positive runoff, a retaining wall without gravel backfill and weep drains — all fail within a few years regardless of slab thickness. Every project starts with grading and drainage planning. Control joints, French drains, channel drains, and proper slope are specified before forms are set.

Soil-appropriate foundations and slabs

Seattle neighborhoods vary dramatically in soil bearing capacity: glacial till that supports spread footings well across much of the city, fill soils that need deeper systems in SoDo and Interbay, and steep hillside lots that may require engineered grade beams or drilled piers. Geotechnical reports drive the engineering, not guesswork. We build to stamped plans and coordinate with SDCI inspectors through each phase of structural work.

Climate-resilient finishes and sealing

Surfaces left unsealed in Seattle’s wet winters scale, stain, and grow moss far faster than in drier climates. We seal new pours with penetrating siloxane or silane, recommend resealing every 2–3 years on high-exposure surfaces, and match finish (broom, exposed aggregate, integral color, stamped) to traffic and sun exposure. Permits and SDOT/SDCI coordination

Right-of-way work (public sidewalks, curb cuts, driveway approaches) needs an SDOT Street Use permit. Structural concrete (foundations, retaining walls over 4 feet) needs an SDCI building permit and engineering. Properties in steep-slope or wetland Environmentally Critical Areas trigger ECA review. We coordinate the applications, inspection holds, and as-built documentation as part of project scope.
